Valuing Your Home
In order to put a dollar figure on the value of your home, I will do extensive field research and put together a Comparative Market Analysis (CMA) and present it to you, likely in your home. This CMA will not only go through the process of selling your home and marketing strategies (see below), but will go into great detail about the tools I use to come up with a dollar amount for your home. This is not necessarily the price at which I will suggest you list your property at, but will provide you with a good idea of what your home will likely sell for. Once we have a number in mind, we can come up with a strategy to get top dollar for your home.
The first step is to take a list of comparable properties in your area that have sold in the last 6-12 months. This will give an approximate value. The next step is to look at the unique aspects of your home, which may be the upgrades, or a rentable suite for example, and put a dollar figure on those. In order to do this effectively, I need to draw on all my experience as a realtor.
Marketing Strategy
The number one goal of my marketing strategy is getting prospective buyers through the door. In today’s world the majority of buyers find properties by searching online. In fact the National Association of Realtors reports that “90 percent of home buyers searched online during their home buying process”. With this mind it makes sense to focus on getting as much online exposure as possible. I have a streamlined process for doing this, which I would be happy to talk you through in person.
